    Each estate is run by a single internal director from break-ground to completion — no rotating crews, no subcontracted oversight.

    Local, considered, repeatable.

    Stone, lime and oak sourced within sixty kilometres of the site. Materials that age into a building rather than against it.

  • 03 · Craft

    Long-tenure tradesmen.

    Masons, carpenters and renderers employed directly by the house. The same hands return to the same details, year after year.

  • 04 · Pace

    Slow by design.

    A Mimax estate is built in the time it takes. We have never asked it to move faster than the place wants to give.

Construction sits inside the practice because the gap between drawing and building is where most estates lose their character. We have closed that gap by hiring inside it.

Our masons, carpenters and lime renderers are long-tenure employees of the house — many of them have worked with Mauro for more than a decade. Materials are sourced within a tight radius of the island; stone from the quarries we have used for years, oak we have stood with in the yard, lime mixed on site to match the sand of the plot.

We accept construction work only on estates we are also developing. The discipline is what holds the rest of the practice honest.
