We are not an agency that sells you a house
Mimax builds, develops and sells. That sentence is the whole difference. When we sit on your side of a purchase, the firm advising you is also the firm that could renovate the house, build out the plot, resolve the documentation, and one day sell it again. We are not making an introduction. We are taking responsibility for the entire arc of the thing you are about to own.
This matters most at the moment of decision. An agent can tell you a house is beautiful. We can tell you what it will cost to make it the way you want it, whether the plot will permit what you have in mind, and what the finished result will actually be worth — because those are the questions our own business answers every day. The advice you get from us is the advice of the people who will have to be right about it later.
Everything, in-house
If the house needs work, we do the work. If you are buying land, we design and build on it. The areas, the documentation, the planning, the construction — these are not partners we refer you to. They are the firm. No estate agency on the island can advise a buyer the way a firm that has carried projects from raw plot to finished sale can, because the knowledge does not come from selling houses. It comes from making them.
Select buyers, and the exclusive relationship
We work with a small number of buyers, and we work with them exclusively. This is not a posture; it is the only way the model functions. Two things follow from it, and they sound contradictory until you see how they fit.
The first is that we show you what only we hold — homes that are not on any portal, that come to us because of who we are on this island, and that you will not see by searching. The second is that we open the entire market to you, not only our own. Because we are paid to be right for you rather than to move a particular listing, we have no reason to steer you toward one house over another. We can be honest about every option on the island, including the ones that are not ours and the ones you should walk away from.
An agency that holds the listing wants you to buy that listing. An advisor who holds your interest wants you to buy the right thing. We chose to be the second, and the exclusive relationship is what makes it possible.
